I’ll give you a clear picture of the market and the options in front of you, then we’ll decide together what makes sense for your home.

I look at the property with you, compare it to the active competition and recent sales, and identify the factors buyers are likely to notice.
We prioritize repairs, touch-ups, staging, and presentation choices based on what makes sense for the home and your situation.
We finalize pricing, photography, listing presentation, showing plans, and the marketing approach before the home goes live.
I stay on top of activity, communicate what buyers and agents are telling us, and help you compare the full terms of any offers that come in.
Once you’re under contract, I keep the moving parts organized through inspections, appraisal, deadlines, and closing.
The goal is simple: make the home look its best, get it in front of the right buyers, and make it easy for interested people to take the next step.

Usually not. Some homes benefit from targeted repairs or cosmetic improvements, while others are better served by keeping the preparation simple. We’ll walk through the home and decide what is worth doing before you spend money unnecessarily.
The earlier we talk, the more options we have. Even if you’re several months away, we can talk through timing, preparation, and what the market looks like so you’re not making decisions at the last minute.
We look at the information we have. That includes showings, feedback, online engagement, competing homes, pricing, and any changes in the market. Then we decide together whether the strategy needs an adjustment.
