A PCS or military transition often comes with a timeline you did not choose, decisions that have to be made from a distance, and several things happening at the same time.
We’ll start with what you know, what is still uncertain, and what has to happen first. From there, I can help you build a housing plan that fits the move instead of making the move fit the house.
Military moves rarely happen one piece at a time. Getting these three things clear early can make the rest of the process much easier to manage.

If you are using VA financing or another loan program, we’ll make sure the financing side is part of the plan from the beginning. I can also connect you with a lender who understands VA loans if you need one.
Commute, location, selling another home, buying from a distance, new construction, and what happens after the move all matter. We’ll look at the whole situation, not just the property.
Military moves can change quickly. I’ll keep the real estate side organized, communicate clearly, and adjust the plan when something changes.
We talk through your orders or expected timeline, where you are coming from or going, and what needs to happen on the housing side.
We decide whether the first move is buying, selling, researching areas, lining up financing, or simply getting a better sense of your options.
If you are buying, we get a clear picture of financing and payment range. If you are selling, we look at value, timing, preparation, and the local competition.
We can narrow areas, review homes, use video and virtual tours when needed, and keep the search or sale moving even when you are not physically here.
Once a home is under contract, I help keep inspections, appraisal, financing, deadlines, paperwork, and communication moving in the right direction.
If travel, orders, or timing change, we adjust what we can and keep everyone informed so the real estate piece stays coordinated with the move.
If you are moving to Central Virginia from somewhere else, we can do a lot of the early work remotely so your first trip does not have to start from zero.
You do not need to fly in just to start narrowing things down. We can talk through areas, review listings together, and use video to rule homes in or out before you spend time and money traveling.
When you do get here, the goal is for us to already know what matters to you and where we should focus.

Absolutely. We can meet by phone or video, narrow areas and priorities, set up a search, review homes together, and use video tours when it makes sense. You do not have to wait until you are physically here to start making progress.
Then we adjust. Military timelines move sometimes, so I would rather build a plan with some flexibility than pretend every date is set in stone.
Yes. We can talk through both sides together and look at timing, financing, travel, and how much overlap makes sense. If the home you are selling is outside my market, I can also help connect you with an agent in that area.
